Design in Development Process
We will show one of our new properties. 10th Fontana.
Today Kadorr is building there. Probably many of you have seen the 5-story brick buildings. 28th Pearl.
Where there used to be a great children’s camp…
Our apartment is on the top floor, and its biggest advantage is the open terrace.
Igor Karimov sends his greetings from there.
The apartment feels alive, as if it’s breathing. We create a feeling of relaxation in nature.
The open terrace works as an air receiver.
Lovers of water procedures and relaxation will enjoy the jacuzzi on the terrace. You can even sunbathe on loungers. By the way, we’ve worked out an insolation plan that allows you to precisely understand how sunlight enters the apartment, but more on that later.
The wall projector above the jacuzzi will set different moods. In the evening, a hookah under a blanket and a movie will be perfect, during the day some music, as they say “imagine the rest yourself” )
A dining table where you can host guests, barbecue…
We would live and work here ourselves.
Design development is in full swing. The finish line is approaching.
Finally, let’s return to the insolation plan and share a note about lighting with you.
(attached: insolation-lighting scheme of the apartment)
We create an insolation project in all projects, but it’s especially relevant in the open apartment in RC 28th Pearl.
So, the note:
Sunlight from windows facing NORTH usually doesn’t cast shadows, it’s diffused and neutral or slightly gray throughout most of the day all year round.
Sunlight from windows facing EAST is strongest in the morning. It’s usually low, creates soft, long shadows and has a gray-yellow tint.
Sunlight from windows facing SOUTH dominates from late morning to midday. It usually renders colors accurately and casts strong, sharp shadows.
Sunlight from windows facing WEST is colored in rich orange-golden hues, strongest at the junction of day and evening. It penetrates deep into buildings and can sometimes be too intrusive.
