Our new project of a 650 sq m villa in Kyiv, Koncha Zaspa.
Project of a private cottage with an underground bomb shelter with a separate exit. The plot is uneven in shape and has a slight slope to the south, is located near a forest and does not have direct access to water. The customers are a young couple with a 4-year-old son, developers of IT projects with foreign partners. The couple is expecting their second child and dreams of celebrating her first birthday in their own home. The chief architect of the project is Denis Gay, the design team also consists of 6 narrow-profile designers, as well as lawyers and consultants. The budget of the turnkey project is 13,500 USD. The area of the house is 354 m2. The area of the plot is 21 acres. The design period is 65 days.

The clients perceive the surrounding nature in these places with some trepidation and would like to embody the house and future life surrounded by nature and natural materials, and to beat the natural inclination of the site so that the drop and slope are not perceived and felt throughout life. An important aspect of the client’s requirements was the safety and implementation of the underground bunker, (C) “which should be a natural extension of the house, and not a separate room to which you will have to run right in the middle of the night.”
It was very important for our team to gain the customer’s trust in all matters: architecture, engineering solutions, networks, design, and all elements implemented in the project, which we were able to achieve after demonstrating our company’s capabilities in terms of experience in implementing complex turnkey solutions. Or rather, “Under Slippers.”

The main design concept is to seamlessly adapt the residential building to its natural surroundings, as well as combine minimalism with brutal natural materials on the facade.
The concept of design and placement of the house on the plot was born during Denis’s personal stay on the plot. You analyze the plot, the surrounding space, the customer’s preferences… then you close your eyes for 5 minutes and isolate yourself with this place, completely let it pass through you, after which the decisions come like an epiphany.
Almost all the solutions presented by us were immediately agreed upon by the customer. We selected the materials for the facades together with the customers, it was important to feel the material and its features by touch. Stone took the main place in the selection of materials. After visiting various salons, Indian Granite was finally chosen. Special thanks to the employees of the Prestige Marble salon, who kindly demonstrated the facade realized with the same stone on a private house in Brovary.

The clients were eagerly awaiting each of the solutions we presented, actively discussing them and already drawing a picture of their future world in their heads. As a result, the project received full approval, the visualizations fully met the clients’ submissions, and the opportunity to walk around the site and see the house in VR glasses brought the clients as close as possible to their expectations from the future implementation of the project.
We were very pleased to have some meetings with clients and their friends at the end of the project development, some of whom we really became friends with.
This project allowed us to refine some of the engineering solutions that we love to apply and implement in our projects. Thanks to the full support of our clients and their trust in our engineering and architectural solutions, we were able to demonstrate and apply some innovations in the implementation of architectural solutions.
Customers also emphasized the positive economic experience of working with us compared to project proposals from other companies in the region.
